Since the number one reason for tenant default is change in circumstances leading to inability to pay, this is a worthless remedy. This scam has existed so long, with realtors being a part of the problem, that most the Mexican people are so used to the scam that they think it is necessary to rent property on an annual, non-AirBnB basis. As a lawyer, I have studied this scam extensively and suggest you avoid the Fiador scam at all costs. Put a pin in the map with Guanajuato in the center and draw a 30 mile radius around it and you will find LOTS of properties for sale or rent. The Fiador scam is responsible for much of this. It is a ridiculous barrier to rental property considering it is a worthless scam in the first place. TIP: if you have a rental dispute, it will cost you less than $200 to file suit in the US, they have twenty (20) days to answer in most jurisdictions, and while they are screaming their heads off at each other about how โ€œthere is no jurisdictionโ€, your response is โ€œtell it to the judgeโ€: most civil defense lawyers will charge a deposit of around $10,000.00 USD to even fight your case. If they fail to respond, you move for a default judgment and take it across the border. The bank will then take the money out of the defendantโ€™s account and you win big time. Considering that Digital Nomads are often targets for scams, manufactured fees not disclosed up front and gringo pricing ripoffs involving property rentals worldwide, remember this technique. Safety: use normal precautions and donโ€™t walk alone at night in dark alleys or bad neighborhoods like any city.

    A really great island. One week before the full moon party it's full of tourists, and a great place to be single. After the party, it empties out completely except for locals, couples and expats. You don't need to go to the party and if it's not your thing you won't really notice. Still lots to do if you have a scooter and make some friends. It's not as touristic as Samui or Koh Tao. A scooter is absolutely necessary. If you can't drive you'll need a friend who can. There's a small nomad community and a couple of co working spaces. Overall it's a lovely island with many different scenes.

    ~1 year ago I lived here. There's plenty of things to do with the most beautiful nature nearby and lots of cafes to work from with decent wifi. Sadly crime is bad, don't go out when it's dark and in certain areas or you will get at a minimum robbed.

    Spent three months living in Playa in spring 2019. Weather is beautiful, though on the hotter side. One huge piece of the city, 5th Avenue, runs from the bus stop for a mile or two and is pretty much nothing but tourist junk. Bad restaurants, bars, and people trying to hawk you on garbage. Once the touristy stuff dies out, there is a small but growing area that's much nicer for living - quieter, greener, few-to-no sales vendors fighting for your attention, and some really nice little restaurants and apartments. The beach is nice (although EXTREMELY thin, sometimes 1-2 feet wide at high tide), but sargasso (seaweed washing up) is a continuous issue and makes the beach pretty much unusable in parts. English is pretty good, but a little Spanish can go a long way. The scuba diving is excellent. Recommendations: Get a bike to ride around. Eat at Primo (restaurant). Try to find an apartment with a pool or rooftop so the sargasso problems don't mess up your ability to enjoy the outdoors. Rent a car and take a trip to Chichen Itza and Ik-kil. Avoid Cozumel. All in all, mostly pleasant, decent cost of living, but wouldn't be in a rush to come back.
